Our mission is to grow and foster a self-reliant community of 55 and older adults with the vision to transform Alonda Villa MHP into a resident owned community supported by values of community, friendship and compassion

Update – James Randall of the Bean, Gentry, Wheeler & Peternell PLLC Firm has reach out to ROC and made contact.  ROC is sending over information on what will be required for the residents to purchase Alonda Villa Park.  He will review and get back to us.

As to the residents’ legal rights issues, there will be a separate attorney specializing in Landlord Tenant Law to be consulted with at the law firm.  A meeting will be set up in the near future.  Please bring any and all issues of concern to the committee to be addressed with the attorney as soon as possible.

In addition to retaining a lawyer, the committee will be visiting numerous banks on financing seeking more information on potential roadblocks and barriers to the goal of purchasing Alonda Villa Park from Alonda LLC.

A ‘Welcoming Letter’ to new residence was proposed, drafted by Carrie Enge and approved.  This is being printed up and will be provided to the welcoming committee to be added to all welcoming packages.

Driveways – Several the 7 driveways AVAA identified to be below ADA standards have been measured and looked over for repair by the owners.   Hopefully, they will be repaired soon.

Permits – Reminder! A correction needs to be made.  Permits are not a responsibility of Alonda LLC nor Jeff (maintenance manager), but rather the responsibility of the hired contractor.  And in addition, the contractor has up to 2 weeks to submit all required documents/information to the county depending on what they did.   The reason for this is that many times they don’t know what type of permit is needed until they dig everything up and can see the damage.

According to the county health department, all current septic systems in Alonda Villa Park are in legal compliance with the county and state laws, even the bubblers. If you have any questions, please contact your local county health department.

Legislature Representation – Write to representatives.  Let them know your issues and concerns.

Treasurer’s Report – The current bank balance is $10,277.41.  Over 76 individual units have now contributed financially and 8 others who aren’t financially able to contribute have given their time making over 2/3 of the park supporting the AVAA mission. Thank you for all your support!

Cookbook Fundraiser – AVAA’s limited edition Alonda Villa Cookbook called the ‘Recipes and Remembrances’ sales were great.   This would be a great gift to those ‘hard-to-buy-for’.  It contains over 300 recipes.  Only 46 are left.  Please call or text Carrie Enge at 907.723.9898 or e-mail her at carrieenge@gmail.com. She’ll even deliver!

Savings – In these times of high costs, many of us are struggling.  There’re many programs to help low income seniors.  One of the programs for help on your electricity is the Puget Sound Flex Program. Puget Sound Flex Webb site is PSE.com/Flex. This site will educate you on the program, how you can become a member and how it will benefit you financially and how it will help the community grow as green energy participants.

Future Meetings – Our next meeting will be a daytime meeting on February 18th at 1:00 pm.  March’s meeting will an evening meeting on the 18th at 6:30 pm.  All meetings will be in the clubhouse. Please mark your calendars.    We look forward to seeing you all!  I apologize for the typing error as to the date of January’s meeting in last month newsletter.
