1. Assessment Copies – Kathleen P.
- Assessment copies are available to share with interested homeowners.
- A system was suggested to allow homeowners to check out copies on a weekly basis.
- Kathleen will create a sign-up sheet to manage distribution.
- Kathleen expressed frustration over not hearing back from Rick, the commercial lawyer she had previously contacted.
2. Landlord Tenant Act Update
- Kathleen provided an update on the Landlord Tenant Act.
- Unfortunately, the current law allows the owner to raise lease amounts on new home sales.
- Copies of relevant sections are available for review.
3. Legal Counsel
- Motion: Jesse proposed re-establishing contact with the commercial real estate lawyer he had previously spoken with.
- He will request an engagement letter and clarify billing details.
- Outcome: Motion passed unanimously.
Driveways
- Letters regarding driveway reviews will be sent electronically and by mail to notify residents.
- The letter will be cc’d to Victoria, Commonwealth, and Joe.
Committee Member Reports
Carrie
- Decided against contacting Canyon Terrace for now. This option remains on the back burner if needed in the future.
- Cookbook Sales:
- Total sales so far: $2,200
- Books remaining: 90
- Production cost: $1,200
Lisa
- No new updates regarding the septic system project.
Website – Jesse
- The appraisal will be uploaded to the website.
- AVAA member names and unit numbers have been added to the site.
Treasurer’s Report – Karen
- 76 units have responded so far.
- Current balance: $8,519.19, with 3 new deposits received.
- It was noted that this balance does not reflect the full contributions of those supporting the effort.
Events & Activities
Wreath Making
- Scheduled for November 29.
Caramel Corn Fundraiser
- Discussion held about postponing until spring or summer when participation and weather conditions are more favorable.
- May be paired with the carport sale day.
- No need to proceed immediately during the busy holiday season.
