Alonda Villa Acquisition Association (AVAA) Meeting Summary

Next Meeting: Tuesday, August 19 at 1:00 PM
Location: AVAA Clubhouse
Purpose: Ongoing progress update on the potential resident purchase of Alonda Villa Park.

Review

This report provides an update on AVAA’s efforts to pursue the purchase of Alonda Villa Park from Alonda Villa LLC.

  • Initial Notice:
Delivered by hand on April 7, 2025, notifying residents of the park’s potential sale.
  • Feasibility Study:
ROC (a nonprofit partner organization) initiated a feasibility study to determine whether residents could purchase and convert the park into a cooperative.
    • At the current asking price, ROC determined the project not feasible, citing that it would require a 68% increase in monthly housing costs for the park’s 129 units.
  • Committee Response:
Following this determination, the AVAA committee began:
    • Organizing residents and building a business case to negotiate a lower sale price with Alonda Villa LLC.
    • Researching independent commercial appraisers with experience in manufactured housing communities.
  • Appraisal Plan:
The committee has selected an appraiser with extensive experience in similar property types.
    • Estimated fee: $4,000–$6,000, depending on how much documentation we can provide.
    • Scheduling: Appraiser is booked through the end of August; the process will take up to 40 days once started.
    • Goal: Establish a verified, fair-market valuation to guide purchase negotiations.

In the meantime, fundraising and community organizing continue to build financial and strategic readiness.

Update

July 16 Meeting

  • Our first evening meeting was held on July 16, with 23 households represented.
  • It was an informal, productive, and well-attended session despite the hot weather.
  • All questions were answered, and many new residents participated for the first time.

Nonprofit Status

  • AVAA has officially organized under the name Alonda Villa Acquisition Association (AVAA).
  • During the process of opening a bank account, we discovered that:
    • A business license and EIN number are required for a charitable banking account.
    • This in turn required registration with the Washington Secretary of State.
  • Special thanks to Karen Slyter and Harry Hansen for their persistence and effort over the past four weeks completing this process.

Status:

  • The state has not yet activated our business license (pending over 10 days).
  • The bank must see this activation online before opening the account.
  • Once approved, all held checks will be deposited.

In the meantime:

  • All check donations are stored securely in a safe.
  • All cash donations are held in a temporary account until the official business account is operational.

Independence Statement

Please note:

AVAA is independent of CommonWealth, the Residential Team, or any existing management connected to Alonda Villa Park operations.

Our sole mission is to evaluate and pursue the feasibility of a resident purchase from Hammond LLC.
We are not responsible for park operations, maintenance, or management.

Important:
Do not leave donations or documents at the clubhouse.
All contributions should go directly through AVAA’s designated channels.

Fundraising Progress

  • Total Donations: 25 contributions totaling $5,821.80
  • Goal: $6,000 — we are very close to funding the appraisal.
  • Donation Box: Installed by Larry and Karen Slyter at 1310 Alonda Villa.
    • Beautifully decorated by Jim Yatman — you can’t miss it!
  • Donation Reminder:
    • Please leave a note with all cash donations indicating the donor’s name.
    • A receipt will be issued for all contributions.
    • This is a legal requirement to verify all cash sources — we don’t want anyone thinking we’re running an underground operation!

Appraisal Timeline

  • Appraisal begins at the end of August.
  • The process will take approximately 40 days once started.

Maintenance Documentation

Residents are asked to help compile reports of deferred maintenance around the park.
Please note issues such as:

  • Crumbling driveways
  • Water leaks
  • Slow or failing septic systems
  • Damaged or uneven roads

This information will:

  1. Contribute to an accurate property valuation, and
  2. Help establish a long-term maintenance plan once ownership transitions to residents.

A strong, data-based maintenance plan will be key to our long-term success.
