Reports

Driveways and Roads – Harry and Lisa

  • Awaiting information from Lisa, but the appraisal will proceed without it for now.

Fundraising – Kathleen C.

Spaghetti Feed:

  • Final numbers are still being submitted, but the event was a success, generating over $1,000.
  • Discussed potential improvements for future events, including tracking advertising and poster placement, and expanding marketing efforts both locally and beyond.
  • Expressed appreciation for all volunteers and donors, especially Walmart for contributing the delicious garlic bread.
  • Agreed that a board member should promote our cause at future events.
  • The event generated a great deal of goodwill and camaraderie among participants.

Cookbook Project:

  • The cookbook is in production!
  • Ordered 200 copies to receive the best price, with nearly 100 already presold.
  • Expected to be ready for sale the first week of November, just in time for the holidays.
  • Total production cost: $1,243.25.
  • Other possible fundraisers discussed: caramel corn and cotton candy booth.
  • Committee is identifying the best selling locations — we are already on the list for the Friday Night Market in Lacey and the Huntamer Park food truck pop-up space.

Appraisal – Kathleen P.

Overview of Conference Call with Chad and Keller:

  • Discussed factoring in costs of deferred maintenance for the sprinkler system, driveways and roads, clubhouse and maintenance shed roofs, water infrastructure, septic system, and future sewer hookups.
  • Work continues on evaluating these costs. A clear assessment plan has been developed and will now move into the execution phase.

Tenant Lawyer:

  • Kathleen submitted a letter for review to and from the firm identified as a good fit for representation.
  • As with any major project, progress continues based on available information, with some aspects still pending.
  • The goal is to have an offer ready by January, with the expectation it may initially be rejected, allowing room for negotiation.

Upcoming Meetings

  • Alonda Villa Residential Meeting: October 14 at 1:00 PM — AVAA will report afterward.
  • Next AVAA Committee Meeting: October 13 at 5:00 PM — to prepare our report for the community at large.
