Acquisition Effort History

Welcome Neighbors

We’re happy to have you in our park!

If you have Googled your new home (or alondavilla.com), you probably already know about Alonda Villa Acquisition Association (AVAA). We are a grass-roots group of park residents exploring the possibility of buying the park.

You, the residents, will elect officers and committee members to determine our future direction.

It is important to stress:
If we get the park cost down to a manageable amount, we will turn the entire process back to the residents. You, the residents, will elect officers and committee members to determine the future direction of Alonda Villa. Hundreds of manufactured home parks nationwide have successfully gone through this process.

At this point AVAA has raised funds, created a website, paid to have the park appraised, contacted ROC (a state-run organization created to help with this process), and hired a lawyer to determine the direction and options for our future. This is significant progress toward our goal.

Please take a look through this website. It includes a number of helpful, interesting items, including the appraisal of the park, the minutes of our meetings, and letters to involved parties.

The Path to Resident Ownership

Update on Cooperative Purchase Effort

8/26/26

The Alonda Villa Acquisition Association’s effort to purchase the park has been put on hold. The owner has again bypassed our offer, and another prospective buyer is currently inspecting the property.

We remain committed to pursuing resident ownership and will share updates as soon as we know more. Thank you for your continued support and patience.

Good News

5/19/2026

As you have probably been aware, an unknown buyer was pursuing the purchase of Alonda Villa. We have just been informed that this effort has fallen through.

We are in contact with both our attorney and ROC to ensure the owner has received our counteroffer.

We are continuing to advocate for the community and will share updates on this website as more information becomes available, so be sure to check back.

Sellers Should Know: An Important Part of the New Landlord-Tenant Act

11/15/2025

As it pertains to Mobile Home Parks:

(3) If a rental agreement is transferred under RCW 59.20.073 due to a former tenant’s sale of a manufactured/mobile home, the landlord has the option to make a one-time increase in an amount not limited by section 201 of this act to the rent for the manufactured/mobile home lot at the time of the first renewal of the rental agreement after the transfer. A landlord must provide the manufactured/mobile home buyer with notice of this one-time increase option prior to the final transfer of the rental agreement to the buyer. If a landlord exercises this one-time increase option, evidence that the proper notice was provided to the buyer prior to the final transfer of the rental agreement must be included along with the notice required under section 203 of this act.

This means that if someone buys a home in the park—say in December 2025—and signs the rental agreement after receiving the landlord’s advance notice of the one-time rent increase, then starting in May 2026, their rent will be $1,250.00, minus any applicable discount for automatic withdrawal.

Further Discovery on Process

5/20/2025

While working with ROC, we were able to determine the following:

 – ROC is not a Real Estate agency, as they had explained, but an “eligible organization” as defined by WA State RCW 59.20.030(4), enabling it to operate as a non-profit organization to assist MHPs to become resident-owned cooperatives potentially.

 – As such, ROC does not make counter-offers to property sellers.  They post “public notices” on their website to inform the general public.

 – If ROC determines that forming a cooperative is not financially feasible, it is up to the seller to decide if they wish to drop the price or not.  If the seller drops the price, ROC will perform another feasibility study and publish the findings publicly.
