Our Mission
To grow and foster a self-reliant community of adults 55 and older, with the vision of transforming Alonda Villa MHP into a resident-owned community grounded in the values of community, friendship, and compassion.
Update
Your AVAA team is working hard despite several members recovering from COVID and back surgery. The appraisal is in its final stages.
We will be amending our business license ($15 fee) to reflect that we operate as Alonda Villa Acquisition Association, doing business as both AVAA and Alonda Villa Acquisition Association. This change addresses concerns raised by several residents about the naming.
Cookbook
The limited edition Recipes and Remembrances cookbook is at the printer and due back soon. Pre-orders are moving fast — we already have over 100. Make sure to get your order in. Contact Carrie Enge by phone or text at 907-723-9898 or by email at carrieenge@gmail.com. Cookbooks are expected to arrive the second week of November and are priced at $20. They make a wonderful gift for those hard-to-buy-for people in your life.
Legal Counsel
We have made contact with a promising tenant attorney. He is currently researching whether he has any conflicts of interest in representing us and should be in touch soon.
Infrastructure Assessment — Driveways
A special thank-you goes to Tim and Lisa Dean for their outstanding work evaluating every driveway in the park. They have ranked each one by urgency of repair or replacement. According to their findings, seven driveways require immediate attention, and the committee is exploring options to address those. A life-expectancy assessment and maintenance plan will be developed for the remaining driveways. Roads and roofs are next.
As noted in previous reports, the committee has developed a methodology for identifying and documenting the park’s most urgent repair needs with minimal redundant effort. Progress has been delayed due to surgeries and illness, and this work will continue for some time. We will soon be contacting contractors for cost estimates on the aging water system, septic systems, roofs, roads, driveways, and any future sewer requirements mandated by the county. If you see people walking through the park conducting assessments, there is no cause for alarm.
These items directly affect the park’s current value and financing eligibility for purchase. Beyond that, documenting them now will give the future board a solid foundation for building a long-range maintenance plan to manage financial risk.
A Reminder About AVAA
AVAA is entirely independent of Commonwealth, the Residential Team, and any other park management operations. Please do not leave donations at the clubhouse, and do not bring concerns about AVAA’s activities to Commonwealth or Victoria. If you have a concern, please bring it directly to a committee member.
If you do not wish to be contacted by AVAA, please submit that request in writing and we will remove you from our list. Until we receive such a request, we will assume you want to stay informed and will treat all residents equally.
To ensure our success, it is essential that we stay focused. AVAA is an independent nonprofit with one purpose: to build a business case that will support negotiating a reasonable purchase price with Alonda LLC and securing the necessary financing. The organization is led by 10 volunteer board members covered under our state liability umbrella, and operates solely on donations and fundraising revenue.
This is distinct from the eventual resident association, which will own the land, operate as a business, and generate monthly revenue. Once a viable purchase price and financing are in place, AVAA will be dissolved. A new nonprofit will be formed with residents as shareholders, who will elect a board to oversee park operations. Shareholders will pay monthly dues through their lot payments. Residents who choose not to join the association will remain lot renters without a board vote or say in the park’s direction.
Treasurer’s Report
Since the last report, we have received 4 new donations. Current bank balance: $7,953.94 (includes Spaghetti Feed proceeds)
Over 78 individual units have contributed financially, and 8 additional residents who are unable to contribute financially have given their time. Together, more than two-thirds of the park is actively supporting the AVAA mission.
Please include a note with your name on any cash donation so a receipt can be issued.
